This 11-storey office building recognizes simplicity and efficiency in its design. With an existing linear complex of neighboring buildings, the exterior design concentration were on a facade of formally-arranged windows framed by horizontal and vertical concrete grids and a side bay of punctuated windows accented by lush foliage. The interior floor plate is free from obstructions by having all structural columns extend from one side of the property to the other. Efficiency of the floor layout was enhanced by locating the elevator and service core on one side of the site.
